Walker County and the Greater Huntsville TX area offer solid family values in many ways including real estate. Come to Walker Co and you will find lifestyle that is much slower paced than our neighbors to the south, north and west, and relatively affordable homes to boot!
Even at the worst of the "crash" in 2008 (which, by the way is when I chose to enter the world of real estate full time and full throttle), Walker County Real Estate was relatively stable and held its value better than most areas of the country.
Now, whereas the sales volume of closed single family homes in Houston Memorial in February 2012 was $22,568,884.00 and Pending Sales Volume for the month was a staggering $55,360,362.00 and new listings ring in at a whopping $69,382,962.00, Walker County number are, let's say, a study in contrasts.

As you can clearly see, this is how the comparison "shakes out"

Closed sales Volume $22,568,884.00 vs. $1,882,495
Pending Sales Volume $55,360,362.00 vs. $3,852,544
NEW Listings Sales Volume $69,382,962.00 vs, $5,341,788
Although the sales volume closed in the highlighted areas are "slightly" different. (yes, that is sarcasm) One point is clear. The momentum building in these very different markets is remarkably consistent. In Walker County, roughly .7% (That's LESS than 1%) of real estate business is transacted as compared with Houston Memorial.
But, it is also interesting to note for the VAST difference in sales VOLUME, the difference in the NUMBER of transactions making up that sales volume is NOT that different. That is why it took closing 70 transactions in 2011 for me to reach a CLOSED sales volume of just over 9M. AND, remember, the real estate transaction is a Real Estate Transaction whether it's 500K or 50K. When looking at Single Family Home Sales, it is still someone's HOME and that is SACRED, regardless of the sales price.
That's another reason I LOVE being as Realtor in Walker County and surrounding areas. I LOVE the fact that buying a HOME is attainable for the average person.
To close 10M in sales volume in 100 transactions just means that I have the privilege of going to 10 times more closings than if the average sales price were 1M !
